My son and his wife live in a mobile home which is on rented space. They are planning on a divorce soon. The payments have been kept up to date. His only income is disability payments. She plans on turning the home over to him since he put a sizable down payment by cashing in an annuity. She wants to rent part of the home from him after the divorce.
What happens to the mortgage after a divorce in these conditions? Will he need to qualify using only his income? It wouldn't make the mortgage payment without his soon-to-be ex wife's rental her space.
The home is 8 years old but not in good condition.

if the property is transferred to him, then the lender will want him to refinance the loan in his name. unless he meets all the guidelines of the lender, refinancing may be difficult. moreover, if the property is not in a good condition, then getting a loan refinance will be all the mortgage difficult.

Qualifying only on the basis of his income wouldn't be possible. Moreover, with the house not being in a good enough condition, refinancing hardly makes sense.
