Older mobile home on large lot in rural Visalia CA 93292. I have rented there for 2 years. I am on disability, income $865/mo. Owner price $60,000 for home and land. I would need to use the Federal (and possibly State) first time homebuyer credit(s). Fair credit. Possible co-signer friend who would not live in the home; she has not purchased home for over 20 years.

If not why are you replying to this inquiry and is anybody out there who can help with financing my home purchse?
I found the best deal for those of us on limited income is the USDA loan if the home will qualify. It must be in rural area that you can identify from their website. I don't know if they do mobiles or not, but you might look. Also, check FHA to see if that can work for you. They don't require alot down, but there is some down required and also closing costs.
I am no expert, just been desperately seeking some way to finance the home I want. These were options that were suggested to me although I think I am going to have to find a private lender for other reasons.

susanne, with your limited income it may be difficult for you to arrange financing. you said "older" mobile home, and that's critical, too. many lenders are unable to lend on such homes. i don't have any special expertise in advising you at this time on financing, but there are others here who are more actively working with mobile homes. please give us the model year of the home - that's vital.
