Can the deed be in one name and the loan in another?

If the property deed is in one name and the loan is in another name can you still have an escrow?
Lenders will always that the person whose name is mentioned on the property deed should also be the borrower of the loan. The lender will not allow two separate persons to be on the mortgage and the property deed.
