Need a loan for a new mobile home

Hi,
My husband and I make almost 42,000 a year tax free he gets 100% VA Disabity since 2004, and SSD since 2006 so roughly. We have one acre of land, that we paid off than got a high interest loan for 45,000 just on the land. Now we bought a mobile in 1993 and that is paid off. So our goal is to get its just my husband and I and we don't want a 3 bedroom and we would like to have something newer for our last home to live in for the next 25 yrs or more he is 53 and I am almost 49. We don't have have real good credit but we almost have our car paid off with Ford and our mortage with American General is 510.00 and we owe them maybe 42,000 with 12% interest. We just want a single wide and trade this one in, and put maybe 2 thousand down on a 16 by 80 or is we could get a good dead maybe a double wide. But we can't get any help or were not going to the right places. We would love to get the land and new mobile into just one payment. Is that wise? I mean if a person ever had to move they could use the land for equity. My main questions is there anyone you know that could help us get a loan we have had 3 homes in the past and paid them all off. But, now that our children are grown our credit isn't that good because of alot of reasons. My Father said he would cosign but I hate to have him to that. We also want it in our name. Please if someon can help. We also have full medical coverage so there would be no medical bills, and we don't have to pay Property tax on our homes because my husband is a disabled vet so or car lincese so we don't have alot of the problems we had a few years ago.
If some one could help let us know we do have lender references.
