first time home buyer?

Posted on: 18th Feb, 2009 04:04 pm
My ex got the house in our divorce settlement which was final in Feb 20, 2006. I must have signed a quick claim deed to him sometime before May 2006 when I moved out (we did not have a mortgage), but don't have a copy or any information on that. I'm currently trying to buy my first house since. Am I a first time home buyer if I close anytime after February 20 or does it have to be after May to qualify for the credit?
You should be able to buy the home now as long as you can qualify within the lending quidelines. You didnt need to wait three years.

Hi amy!

Welcome to forums!

As far as I know, you will be considered as a first time home buyer if you didn't own a home any time during the three years prior to the date of purchase of your new home. In my opinion, you will not get the benefits of being a first time home buyer if you close anytime after February 20. You will have to wait till the month of May.

Feel free to ask if you have further queries.

amy, i am in agreement with eric. i don't think you are in danger of violating any restrictions simply because you don't remember the precise date you executed a quit claim deed.
