How can I take someone off and add someone else on my mortgage/deed

i refinanced my home with my daughter a few years ago but have discovered she has a lot of debt and i don't want my home to be negatively affected by this. i want to remove her from the mortgage/deed and add my son instead. can i just refinance with him or are there any other steps needed?

if your daughter's name is mentioned on the property deed, then you will have to ask her to sign a quit claim deed and transfer the property to you. you can then add your son to the property deed by signing another quit claim deed. after your son is added to the property deed, both of you can refinance the loan.

Yes. You will refinance and take her off the mortgage/quit claim her off the deed at closing and add your son to the new mortgage and deed.
