hi. i have two quetions. my wife retained the house from our divorce 5 years ago. my name is still on the mortgage and she will not refinance to remove my name. what can i do to remove my name from the mortgage and is it something that i can do without hiring an attorney.
also, do i need to to a quickclaim deed to deed the house to her?

You can use a quit claim deed in order to remove your name from the property deed. This will make your wife the sole owner of the property. Unless she refinances the loan, it will be difficult for you to remove your name from the mortgage. In case, she is unable to refinance, you can ask her to apply for a loan assumption.
