we currently have a mortgage to which my sister co signer...before my father passed away..i took over the payments of the house...i am in the processof getting a loan modification but my sister demands to get removed as a co signer so her credit will not get affected...is there anything that I can do?

in order to remove your sister as the co-signer of the loan, you'll have to refinance the loan. unless there's equity in the property, you won't be able to refinance. thus, it would be difficult to remove your sister's name from the mortgage.
