My sister lives in California. I live in Indiana. The property in question
is an 85 acre farm with some timber and an old house on it. I have done
all the administrative dues for the farm and was attempating to fix up the
old house. Now her son who lives in California has purchased her 1/3 interest. She has done very little to help with the property.
Can I file a lean against her 1/2 undivided interest. Can the son record the
deed?

Hello myrtle,
As an owner of an undivided interest in real property you have the right to the use and possession of the whole property. If there are two owners and the property is sold or partitioned you have the right to 1/2 of the net proceeds. You have the right to 1/2 of the profits.

In order to file a lien, you will be liable for filing a lawsuit in your local court house. If the court gives you a judgment, you will be able to place a lien on the concerned property.
