I am behind in mortgage payments- single w/4 children & mother. Where can I find honest help? Most are refinancing companies.

i am 3months behind on my mortgage i have a disabied husband and 3 children please can u help me my home is going to be repossesced

Welcome to our forums.

I'd surely like to help you out but what's the situation like? I mean how long is it for the repossession to take place? and didn't you talk to the lender about a repayment plan or any other workout option? If you can explain your situation, it will be easier or me to suggest something better.

I am behind 2 months on my home loan I tried to work with country wide my mortgage co. they would only help with a repayment plan. but now my payments are even higher, so theres no way I can make a higher payment but that is all they would do. Is there some one out there who realy can help? I keep getting letters from people who claim if I pay them they can get my company to add the payments to the back of my mortgage, but I am afraid to end up worse then I am now what can I do? I have 7 children living in my home and I am afraid we are going to end up homeless. My husband just took a job out of state to make more money to try to catch up. but that dosent help.

Welcome deb.

I understand the situation you are in. Usually a repayment plan doesn't involved higher payments unless the loan is modified too. Are you sure it wasn't a combination of repayment and loan modification?

There are companies who claim to negotiate on your behalf but many are predatory. So, you need to be careful if you're looking for a loss mitigation specialist. I know of a loss mitigation specialist, Cliff Pape who's an active member in our forums. And he's also a market analyst. So, hopefully he can help you out. You can contact him by pm or mail.

Wamu, my mortgage co. claims I have not made my home loan payments since Nov of 08. I do this electronically, so I contacted my bank and asked them to fax Wamu my proof of transactions, which was done and my bank asked for a confirmation of receiving said fax, which was done (all last week.) Even today I am still getting phone calls stating that I am in arrears in my mortgage payment and can I make the 3 month payment now so as not to lose any legality to the mortgage of my home, again I need to prove to them that I made these payments. My question...Should I make the February payment or waite until their records are resolved... thanks for your advise, BRIC

Yes it would be best to call them and try to work things out by telling them you have a hardship and cannot afford the current payment. In this market they are more willing to work things out with you rather then them repo the house.

Welcome to forums!

Did the lender give you any reason as to why they would not work with you? Did you write a hardship letter to the lender and apply for a loan modification or short sale? I think you will have to negotiate with the lender so that he agrees to short sale the property or modifies the loan.

I keep getting letter and phone call's and we don't know what to do now we and everyong out's have's work so very hard for what thry get and it tack's alote time to get 2 car's and a houes and you go to sleep and when you get up everything gone when we work so hard for ,,,, whey ??????????? i just like to know whey and you know what's more sader is i am tacking care of my mom and dad becaesues they can't ,, i all most last my mom and my dad and we loes this houes becaesues the way thing's are going what's going to happending to my mom and dad ,,,,,, this hurt's me so bed it's kill's me in side knowing anything doces happend what's going to happend to them or doces anyone care ???????

Hi beverly,

If you want to save your property from going into foreclosure, you will have to accept the loan modification offer. I understand that it would increase your payments because the lender will add up the past due payments while giving you a new payment plan.

I would suggest you to speak to the lender about forbearance. With this process, the lender will reduce or suspend your payments for few months depending upon your financial situation. To know more about forbearance, check out the following link:

i am currently behind in my mortgagae 4 months. I called to pay one month this week a one next week and they will not accept my payment unless I pay them two at one shot, however the bank told me they are going to foreclose on the 13th of this month unless i make two payments

hi

why don't you discuss this with the loss mitigation dept and work out an alternative plan? if you want to keep the house, you can try and modify the existing loan. this will help you lower your monthly payments and make them affordable. if modification isn't possible, you can go for a short sale or a deed in lieu of foreclosure. this will reduce the negative impact on your credit, as compared to a normal foreclosure.

ladie d, if you do not have an advocate who can help you through this maze, you need one. that can be a lawyer, or it can be one of the non-profit counseling agencies that you'll find on the hud website.

just go to www.hud.gov and click on "avoiding foreclosure." you'll find that there are many agencies willing to work with you to help you avoid foreclosure and to get your mortgage back on track.

I dont qualify for loan modification, but I'm behind on payments and chase says I dont make enough for repayment plan. They want half now and the other over 3 months. I dont have a problem paying my regular payment now I dont have enough to add to it with all my other debt is there a way to but it on the end of a loan or extend the time period to repay it. I owe a past due of around 8,000.00
