Deed consisting of two properties

Hello,

I purchased a condo back in 08/2009, and along with it, a detached garage, which is listed as a separate property. Both are listed in the Deed of Trust, and because they are separate properties, I am taxed on each separately (each has a unique Parcel number).

In 08/2010, I refinanced my loan with a local bank, who then after a couple of months, sold it to a national bank. Recently, just prior to the end of 2010, the new bank disbursed escrow funds to cover the property tax on the condo, however they failed to do so for the garage.

After having notified the bank of the oversight, they stated that they would take care of the issue, and even went as far as to request the Parcel number used to identify the garage with the County Tax Office.

Well, 4 weeks later, I have discovered that the bank never paid the tax that is due on the garage.

From the moment I contacted the bank in late December about the issue, I have wondered whether the mortgage I have for my condo covers the garage too. Does anyone know the answer to this? Or do I now own the garage scott-free of any mortgage (ie lien)?

Today I plan to mail the taxes that are due on the garage to the county tax collector. There's a minor fee for it being late, but fortunately the total bill is a mere $101 and change.

Btw, if it matters, I live in the state of Maryland.
Hi dwhitney,

Your mortgage docs will mention the fact whether it covers the garage or you own the garage free and clear. You should go through the mortgage docs properly and find out this fact.
