Is Maryland a single action state or can the lender pursue the guarantee and note together? I need references to statutes or regulations or caselaw that point this out.

Maryland is not a single action state. The lender will be able to come after you for the deficient balance resulting from the sale if he forecloses the property. As far as reference to statues is concerned, you should contact a lawyer and he will be able to help you in this matter.
