hello,
i live in massachusetts and am looking to sell the townhouse i purchased three years ago with my then boyfriend. there are a lot of issues surrounding this and we have not spoken since aug of 2007. i understand that i can do a quick claim deed (if he is willing to work with me, i have not contacted him yet.) the issue is that i think he currently lives in vermont. how does that work where the quick claim deed needs to be witnessed and notarized? also he has not paid anything on the house for the time we have had it is there any other options here. i do not have a lot of money to put in to this as all my money currently goes to the mortgage. i can't refinance the house because he's also on the mortgage.

As the property is located in Massachusetts, you need to sign a quit claim deed which is valid there. You need to get the deed notarized and recorded at the county recorder's office where the property is located.
As far as refinance is concerned, you can do it, though the mortgage is in your boyfriend's name. You will be able to refinance depending upon your credit and financial situation.
