my father signed his quit claim deed but did not have it notarized or filed because his death was so quick. can i still have it notarized and file it?
Hi ldsrjs,
As far as I know, the grantor has to sign the quitclaim deed in front of the notary public. If your father signed the deed without a notary being present at that time, I doubt if that deed will be considered valid. The deed can be filed later, but notarization has to be done quickly. You need to talk with the lawyer or you can also check with a notary if the deed is still considered as valid, even though it is not notarized yet.
