i own a house in missouri. only my name is on the title followed by the words "a married man". i am now legally divorced and the divorce settlement also gives me all rights to the property. i would like to quit claim the property to myself and my domestic partner to be held in common with rights of survivorship. what words do i use after our names are typed as the grantees? is it a good idea to do this with a quit claim deed or sould we use a waranty deed?

You can use a quitclaim deed in order to transfer the property from your name to you as well as your domestic partner. If the property is free and clear, then you can go for a warranty deed. You may contact your attorney and he will draft the deed for you with the clause of "joint tenancy with right to survivorship". He'll even help you fill out the deed. While filling it out, you can simply write your name excluding the words "a married man".
