This is a very good question. Have you yet selected any mobile home to buy? First select a mobile home that you like and inspect the condition of the mobile home. See whether it has a permanent foundation or not. To get approve for a mobile home loan, the mobile home should have a permanent foundation.

There are some requirements to get approved for a mobile home loan like the mobile home should have permanent foundation., It should be your primary residence, it must be lien free, your credit score should be more than 620 and you need pay 5 to 10 percent as down pay.

guys, there are mobile home developments all around the country. many of them finance their own owners in-house, and, in many cases, there is no foundation on the units.
the lack of a foundation will not prevent a borrower from obtaining a loan - it will prevent conventional financing, but the mobile home industry has plenty of options for buyers.

Chattel loans are not hard to get just different and not donw ny the mortgage industry. Mortgage are Real Estate like George said the home not attached to the land and not packaged with the land is not Real Estate in the eyes of a bank. More like a car loan
