I'm about to purchase a MH, need to know how to find a reasonable inspector, also how do I find out if it pays property taxes or just the usual "tag" that is just like a vehicle's registration

To find a home inspector, you can use the internet and search. You can also get a list of local inspectors in the yellow pages. Real estate agents are also familiar with many home inspectors. They can provide you with a list of names of good home inspectors. Make sure the home inspector you choose is a member of the American Society of Home Inspectors (ASHI). Insofar as taxes are concerned, if the home is not set on a permanent foundation it will be treated as your personal property and will be taxed accordingly. In case the home has a permanent foundation, it will be taxed as a real estate property.

I called them this morning to do an Inspection on a Manufactured Home in PA. It doesn't have a HUD-approved permanent foundation, but needs one to get a FHA-insured Reverse Mortgage. So they're going to inspect it and tell us how much it's going to cost.
