6 years ago we completely gutted, remodeled a 1975 double wide mobile home. We added a rec room, partial basement and double garage. We now want to sell to our niece who has an excellent credit rating but we are told she cannot obtain a long term fixed term loan because the home was originally a mobile home built prior to 1978. The only thing left of the original is the sub structure. Where can we go to find a lender for this property and what qualifies as a permant foundation? This property is no longer considered a mobile home by the county assessor. We installed concrete anchors every 8 feet on the perimeter and attached the home . Ivan

You have mentioned that the county assessor does not consider your home to be a mobile home after you made various changes in your property. You may get a hold of a written document from the county assessor regarding the same. Your niece can show that to the lender in order to get a mortgage for the property and buy it.
