My father is giving me his home in Monana. I am disabled with Lupus. We have the a warranty deed form but it has joint owner under the title. Do we need this form or is there another warranty form that should be completed. We also need an example of how to fill out a Montana form properly. Is this the best way for a parent to give his child a home? Will the child end up owing a large tax? Or does the child only worry about taxes when trying to sell the home at a later date?

If your parents want to transfer their property in your name, they can even use a quitclaim deed. In the quitclaim deed, your parents will be the grantor and you will be the grantee. You can get sample quitclaim deed forms online. But it is always better to draft the form from an attorney.
Your parents can even use a warranty deed to transfer property in your name. If your parents want to transfer property in your name, they will need to sign a new warranty deed in your name. For filling up the form it will be better to consult an attorney. I don't think free warranty deed forms for Montana are available. However, you can check out the following link for warranty deed forms:
If your parents decide to pay the property taxes for you, then you do not need to worry about the taxes. However, if you want to pay the property taxes, you can visit the tax assessor's office and change the name in the property taxes. When you sell the property, then you will definitely have to pay the taxes.
Feel free to ask if you have further queries.
