me and my now ex girlfriend bought a house in new york state 20 years ago. her name is on mortgage and deed,mine isnt. she moved out 10 years ago , ive always been paying the mortgage even 5 years before she left. im self employed with so so credit . she wants to sign the house over to me if i pay her $20,000. can this be done (i just paid the only other lein that was on the house besides the mortgage).or what options do i have ?

if you give her the money, then she can sign a quitclaim deed and transfer the property in your name. however, her name will still remain on the mortgage docs and the lender will want you to refinance the mortgage in your name. so, you need to refinance it so that the property as well as the mortgage, both, will be in your name.
