is a quitclaim deed legal in new jersey. the owner wants to sell the home but the homes are not selling well. i'm the tenant who is interested in purchasing. my credit isn't good but my income is much better. what can do to own this home. the owner wants to sell the home anyway. when you sign a quitclaim deed you are assuming all debts aren't you.

as far as i know, quitclaim deed is legal in new jersey. however, a quitclaim deed will only help you in transferring the property in your name. it won't help you in transferring the debts in your name. you will have to refinance the mortgage in order transfer it in your name. with a bad credit, it will be difficult for you to transfer the loan in your name.
