Hello I live in New Jersey and me and a girlfriend had purchased a mobile home with a loan in my name.
The loan is now payed off and due to conflicts in our lives she has moved out of the house and I am unable to reach her.
I am leaving for school in a few weeks and would like to sell the home. Her name appears as a secondary on the title.
Is there any way I can have her name removed so when I go to sign over the title to the new buyer I can just sign my name and be done with this whole mess?

It would not be possible for you to remove your girlfriend's name from the property deed without her signatures. As her name is mentioned in the property deed, you would require her to sign a quitclaim deed and transfer the property to the new buyers. Without her signatures, you won't be able to sell off the property. You can contact a real estate attorney and get his opinion in this regard. He may be able to let you know what steps you need to take.

When my daughter bought her mobile home, I was listed on the title as well. It reads her name OR my name. There is no lein. How would I remove my name from the title?

you can sign a quit claim deed in your daughter's favor and remove your name from the property deed. once you sign over the deed to your daughter, make sure to notarize and file the deed.

My name is listed on my step-dads mobile home in Florida. He added my name to the title after my mom died. It shows his name or my name.
He borrowed money from me using the home as collateral. He signed a promisory note that probably should be on the title rather than showing my name as an owner.

Your mother will have to sign a quitclaim deed in order to transfer the property to you. This will make you the sole owner of the property.
