IS IT LEGAL IN NEW YORK STATE TO "QUIT CLAIM" PROPERTY THAT HAS BACK TAXES DUE ON THE PROPERTY?
quit claim does not guarantee that property is free from mortgage & taxes

quitclaim deed only transfers the ownership and not the mortgage and taxes associated with it for previous years.

quit claim deed allows you to claim the interest of the property. it has nothing to do with the mortgage and/or tax.

you better consult your real estate lawyer for details.

Hi COOKIE,

If the property is transferred with back taxes on it, the grantee will then become responsible for paying off the back taxes.
