You haven't mentioned your credit score in your post. Keeping in mind the present market situation, lenders are not offering mortgage to people with a poor credit score. However, you can check out for the FHA loans. FHA loans are available at a credit score of 580 as well. But in order to get a mortgage at such a low rate, your credit report should have no late payments or collections.

How poor is your credit? what's your score like? And why do you wish to take out a 40 year or 50 year mortgage? I mean the time period is too long, isn't it? Tell us more about your plans and your situation? That'll help me give you some concrete suggestions.
