I bought a foreclosed house at sheriff sale and no one was living there for almost a year,no utilities on and it looked like it was abandoned. My question is who has legal right to the contents of house. The old owner came back since he saw people working at the house,so who has the right to the contents.I live in Ohio. Thanks
Your best to contact your Dept. of Real Estate and get the answer to this. In CA for example, once the home has been foreclosed, and the new owner has taken over the title/ownership of the property, the new owner will send out a 3-5 day notice to quit, then start the eviction process. The timeline is also 3-5 days to get the property out, once been informed of the property transfer. Since your purchase of this property, the owner may not know it was foreclosed, but you dont have a tenant, so there is no one to evict. In CA, you have until the last day of the pay or quit notice, then the new owner can legally store your items at legal rate, for 30 days. If not one picks up the items, then they would become yours. Call your DRE and explain, they should help you, maybe even your sheiff dept. can help.

Hi Guest!

Welcome to forums!

As you have purchased the property in the foreclosure sale, you are the new owner of the property. If you don't want the contents of the house, then you can send a notice to the old owner and ask him to remove the items from your house. If he does not do so, then you can throw away the items.

Feel free to ask if you've further queries.

Thanks

You have purchased the foreclosed house at sheriff sale. Now, you are the legal owner of the house. You need to send a notice to the old owner for moving the contents. Within the stipulated time period, if the old owner does not do so, then you can do amnything with the contents.
