Simply put, yes. Unless of course you want equity out of it, then that becomes a bargaining chip.
Yes, absolutely you can use quite claim deed to do it. get attorney involved.

chere i would have to assume that you've already engaged an attorney. in that case, you'll want to also have this discussion with the attorney, to determine if there needs to be any transfer of funds between you and your soon to be former spouse.
