My mother has a morgage on her home. She wants to add her three grown children on the deed.What does she need from us in order to do this?Her home is in philadelphia Pa.

Your mother can use a quitclaim deed in order to add her three grown up children to the property deed. However, as there is a mortgage on her property, she should check out whether or not it has a clause stating that the loan will become due if there is a change of ownership. If such a clause is mentioned on the mortgage docs, then she will have to pay off the mortgage in full if she transfers the property.

thank you is it still considered a transfer since her name will still also be on the deed?
