Life Estate Deed

i have a life estate deed on home (with my son). i tried to refinance in november 2009, was told by lender (wells fargo) that i was denied because lender did not refinance homes with life estate deeds. is this true with all lenders? any recommendations?
i'm quite certain that you can approach other lenders and receive favorable responses. who they might be, i cannot tell you, but it's merely a matter of picking up the phone, i'd hope.

They're allowed with FHA-insured Reverse Mortgages, so I'm assuming the same guideline is applicable with FHA-insured Forward Mortgages. If a Lender is telling you they can't do it with an FHA mortgage, I'm assuming that means they have an "investor overlay", and "they" can't do it because of that, but other Lenders can.

unfortunately, "investor overlay" isn't part of the consumer vernacular.

what raymond is referring to would be that whoever is buying loans from the originating lender may have certain restrictions on the loans they'll purchase. so that in this case, for example, an investor will tell bank x that if they make loans to people with a life estate, the investor will not buy the loans. so as to make their deals work, bank x would then eliminate all such loans from consideration.
