My mom died a year ago. Can I refinance my parents mortgage without clearing the title?

my parents deed on their florida house has the words "joint tenancy with rights of survivorship". it lists my parents and me as the owners. my mom died last year, and i would like to refinance their mortgage since it's 6.3% and my father cannot afford the mortgage without my mom's social security checks. do i need to do something to clear the title or can i go ahead and refinance?
You and your Dad would need to be the borrowers of record, inasmuch as you are the two remaining owners. Title work is part of a mortgage closing anyway.

You can always refinance however, you cannot do something to clear the title. It is better if you will consult for an expert's advice and ask for an assistance on your refinancing process.
