I was hoping that anyone could guide me to a lender that does these types of loans. The properties will be used for investment purposes. The borrowers do have legitimate business' established in the states and do file tax returns. The borrowers are more than willing to put their own money into the deal, and they are typically looking for 70% financing.
Any help or recommendations would be greatly appreciated.

Hi allamerican!
Welcome to forums!
You will have to contact the lenders operating in Kansas city and check out if they will be ready to offer loans to foreign nationals. This community has large number of lenders. You can seek a no obligation free mortgage quote from them on behalf of your clients and check out if they can help your clients in this matter.
Feel free to ask if you've further queries.

Danielle - can you do foreign national mortgages in AL or GA?
Hi Amir Peleg,
In order to get foreign national loans, you will have to get in touch with banks who have international presence and discuss your situation.
Thanks
