Trying to refiance primary home with Quicken Loans, they ordered an appraisal and got it back with a value of $251,000. Some where ater that came in they advised they needed to send to a "Field Review" to verify tha value. The field review came in with a value of $226,500. Part of my Questions are how am I or am I able to dispute the field review as there are many discrepancies for instance the third comp on the field review the reviewr started to use the 5th comp form the original and then transposed part of the 6th comp from the original appraisal dropping the value, she did not allow for upgrades to the property either such as under ground spriklers, a second heat pump and central air, tree lines with several hundered trees, new roof, fencing around the property, location as a prime location for the area, the basement being completed.

Well, you can dispute it with the lender but I don't think it will be of any help. Rather you should speak to other lenders and check out what type of appraisal you may get from them.
