I had recently purchased one newly constructed home which was inspected by the VA at the time of construction, I have some complaint items but builder is not doing anything to correct them, is it possible that VA can provide some help in this matter?

You have not mentioned whether you have been discharged or are still on regular active duty.

If still on active duty then you will have to include original statement of service signed by personnel officer, adjutant or commander of your unit or higher headquarters that identifies you & your SSN. It should also provide date of entry in your present active duty period & duration of time lost.

But if you are discharged after January 1, 1950, then a copy of DD Form 214 is to be included with the VA Form 26-1880. This copy of DD Form 214 is called Certificate of Release or Discharge From Active Duty.

And if discharged from the National Guard or Selected Reserves then you will have to include copies of documentation of at least six years of honorable service. However, if still serving in the National Guard or Selected Reserves then you have to include a statement of service which is to be signed by personnel officer, adjutant or commander of your unit or higher headquarters to show the length of time for which you are member of the Selected Reserves. You will also have to provide documentation to show six years of honorable service in Selected Reserves or the National Guard.

thanks a lot but another thing, can you tell how can I obtain proof of military service

For that you will have to use Standard Form 180 known as Request Pertaining to Military Records. It is to be used whether you served in the selected reserves or on regular active duty.

VA does not process this form. You will have to complete it & mail to appropriate custodian of military service records. Instructions regarding the proper forwarding address where the form is to be sent are provided at the back of the form.

Please help. Home appraised by VA but now I am facing problems because of its condition. Am I correct that appraisal was inspection of the property? And can VA provide some help with these problems?

Hi DeKoenigsberg,

Welcome to Mortgagefit forum.

VA fee appraiser has to view the property for determining its overall condition from interior as well exterior. But the appraisal process is not meant to be an inspection of your property.

Appraiser is required to recommend needed repairs based on observations made but cannot be expected to ensure that electrical & plumbing systems work, climb on the roof or recommend cosmetic repairs.

It cannot be guaranteed by VA that all problems would be located by the appraiser & it has no authority in assisting homeowners with correction of defects in existing homes. Buyers need to satisfy themselves as to proper condition of the home they intend to purchase before finalizing the purchase.

Hello DeKoenigsberg,

When you apply for a VA loan, the VA appraises the property and then issues a Certificate of Reasonable Value (CRV). Sales contracts that specify that the borrower is obtaining a VA loan must also specify if the property does not appraise for the sale price (the CRV does not equal the sale price), the veteran may withdraw from the sale, or the veteran may opt to pay more than the CRV.
