I have a 614 average score, and over 50k per year of income + almost 7 years at the same job. Do you know of anywhere I can get a loan. I've applied at Homestreet and they need a 620...

Yes, I'm kind of in a rush - my lease expires in July and I don't want to sign another one.
by mid-may, it would seem you might be able to bump into 620, assuming that you take care of business. that would, i surmise, give you sufficient time to qualify for and close on a mortgage to make a purchase.
