My husband lost his job and we are having problems coming up with the mortgage payments every month. They are usually late but we havent gone 30 days late yet. Can we ask for a loan modification from our lender if we are not in foreclosure? It seems like most people are in foreclosure or at least 3 months behind in their payments. I still work so I have income. Thanks. lb
In all the reading I've done I've not seen one company that has yet helped someone that isn't at least 2 months behind on their mortgage.

if you have determined you're going to need a modification, you ought to begin the process right away. check on the hud website (hud.gov) and find a FREE counseling service (DO NOT PAY ANYONE!) and seek their assistance in beginning the process.

You should also be prepared to document (prove) that your husband lost his job, your cash reserves are nearly empty, and you WILL have problems making your payments in the near future.
