my credit score is 520 i have money down and a co-signer do i qualify?
Minimum credit score for FHA approved loan is 620.
I can't say you don't qualify... I can say I don't know of a lender that will accept a score of less than 620. You have a co-signer but it will still be difficult.
Why do you need a co-signer? Income?
