Im behind on my mortgage and i see some of your answers are to see if anyone can rent the property before it forcloses so i can catch up on some bills What would be best way to rent this out?do i have to do anything special or can i do this wiyhout informing lender?He is a friend of mine and i plan on charging what the mortgage payment is.does anything change when i do my taxes?if i am not staying in this house can i have delivered to my new residence to keep paying the note? or should i get a p.o. box?

Yes, If you still paying to lender then you can give this property on rent. If you selling property then you have to inform to lender not when you giving house on rent. You have to make rent agreement to do it legally.If you stopped to pay lender then he will take some action against your rented house & but you still paying him so don't worry.
You are owner of this house so you have to pay taxes.

yes you are right it as it will be addition income which you can use to make your payment current.
