you need to be in contact with the loss mitigation department of your lender. i'm sure they've already contacted you. discuss your issues with them, be frank about it and let them know what you believe the best solution may be. if it's to sell, then go find a realtor who can analyze the property and let you know approximately how much you might expect to reap on a sale - keep the lender in the loop at all times.
