Does a quitclaim deed take you off title and loan or just the title?
If you get a quitclaim signed and want to sell the house, do you need the signature of the person who is on the loan in order to proceed?

ibis, you are responsible for a mortgage until such time as it is paid in full or you are released from responsibility by the lender. transferring title does not take you off the loan.
