I am a first time home buyer and after MANY months of looking I finally found a wonderful townhome that I would love to buy. I saw it with my realtor and put in an offer, the seller's realtor took the offer they accepted on the condition that we take it as is. My realtor and I said no, and sent them a new lower offer (to offset the cost of repairs). they didn't accept it and then come out and said now we have accepted another offer and the place is sold. BUT.... its been over 2 months now and the townhome still has the FOR SALE sign and its no one lives there. I think the seller's agent is not being honest with us. What can I do? I REALLLY want that Townhouse

There is nothing you can do. They are not required to accept your offer. They can even accept a lower offer than yours simply because they do not like you (although I am sure that is not the case). If you want the house, then submit your original offer without an offset to cover the cost of repairs.
