Hi JesseM, With a fico of 650 you will need to go for an FHA loan as it will only require a minimum fico score of 650.

actually minimum requirement is 620, but that's okay - probably a typo.

i agree, jesse - your best bet is fha because you won't be penalized for credit score as you would with a conventional loan; and rates are comparable.

sunny, have you been reading any of those posts? they're not very user-friendly, to say the least. i've said it before and will say it again (and again, no doubt): if someone is responding to an earnest request, there ought to be some valid information in the response. unfortunately, we find (all too often) that there isn't much in many of the responses.

i'm trying my best to contribute to a site that is informative and sensitive to the needs of people who have legitimate concerns. if that means i have to speak the truth in plain fashion once in a while, then that's just the way it is, frankly.
