Hi all. I have had two realtors give me different answers to this question, so can one of you provide more details? Last year, the heating system in my large 1 bedroom condo malfunctioned. When I looked into replacing it, it turned out to be cheaper to buy a free standing gas fireplace for heating source. Since this also was a more attractive option to me, I went with that. The gas fireplace has a thermostat, and it heated the place just fine last winter, and it was efficient too. I'm now going to sell my home, and one realtor told me that it will not sell without central heating. They said that loans will not be approved in a home without central heating. But another realtor told me they had never heard of such a thing, and the house should sell fine as is. Which one is right?? I live in Colorado. Should I spend the ~$4,000-$5,000 to put in a furnace that the future owner will likely not need? Thank you all for you time!

There is no need to invest 5K for centralised heating system. it is not mendatory for loan approval

I too was told that refinancing with not be possible without central heat. Our direct-vent Gas Log Stove heats the house just fine. It's safer (no Carbon Monoxide issues), and it will operate in a power blackout. If anyone can point me to a financier that will take this on without "burning me" (pardon the pun), I'll be happy to give it a shot...
