My dad recently passed away and my mother would like the house title under her name only not both of them. She lives in Florida what should she do?

Welcome to our forum.

Is your father left any Will before his passing. If yes, Then property owner will be as mentioned in Will.If no, Then your mom's name will be on the title.

BUt both their names are on the title now - NO WILL - how does she change it to just her name

If they took title together as husband and wife, then she now owns the property outright. As far as reflecting that in the public records, she'll need a copy of the death certifcate and will probably need to record an Affidavit of Continuous Marriage - it'd be a good idea to contact an attorney or title company regarding this.

Yes, She needs to get death certificate of her husband & record it. Then she can contact to attorney to get title on her name.
