If you go with a lender, they charge you for the appraisal they do. It is hard to find out who will give the best rate when you would have to pay for an appraisal each time you ask for a quote.

You can apply for a mortgage quote without paying for an appraisal. The "quote" is just that, a "quote" based on the information given. Depending on your particular situation, you should be able to receive an accurate quote based on a few items. I hope this helps...
You do not need an appraisal to get a rate quote. In fact, you should not have to pay anything for a quote either. If someone wants money up front.....RUN
