can i remove my name out of home title while i still own the bank ?
yes/no. just because your name isn't on the title, doesn't mean it's not still on the mortgage. you must go through the bank first. transferring of property with an open mortgage is a huge no-no. mainly, it depends on why you are removing your name. in case of a divorce the best way to handle ownership is through the divorce decree. if you are a co-signer, they will have to refinance to get the loan on their own. if you are just looking at not having legal responsibility---forget it. you signed the contract, and until that contract has been fulfilled or overwritten, it's possible to get legal action taken upon you.
