I'm in the process of buying a short sale home, maybe in a few days will be able to close the contract for settlement. The house have no washer and dryer, am I able to demand for it?
You can request what you want. Getting is another thing. Demand.....not likely.

agreed...you can certainly ask, but demanding isn't likely to be looked upon too favorably, as noted above.

actually, i doubt you'll be successful - particularly at this late stage. had you asked in the original contract, you might have had better luck.

Sorry for wrong terminology I've used, it's actually request not demand. Thanks for that.
George, as I looked with the contract, there is washer and dryer on list but when I visit the house, I never see any dryer and washer. I have conversation with the seller on that time, he told me that when they purchase that house last 3 yrs ago, there is no washer and dryer.
But my realtor put check mark on that thing in contract as convey signed by the seller. Is it what they call "walk through appliances"? I'm not familiar with the words being used by my realtor,

i don't have any familiarity with "walk through appliances" either. the realtor may have erred in checking them off, but that ought not to be your problem. perhaps they can rectify this with a credit on your behalf - probably in helping with closing costs, since cash back wouldn't be allowed by a lender.
