There's this condo for sale for $89,000. A nurse who is on disability (and gets $1,800 per month) wants to buy it. She can put $5,000 down. The only problem is that she has a 540 credit score.

And it's a significant problem in today's mortgage market. The only program I can think of is a VA guaranteed home loan. Most Lenders have FICO requirements, but Trust One Mortgage Banki in Irvine, CA., doesn't. I can't think of any other solution.

A bank in Calif. would do a loan for SC?
Mortgage Banks can operate in any State they're licensed in. I don't know if SC is one of them, so you'll need to ask when you give them a call
