If the ex-husband sign over the deed to the ex-wife but his name is still on the mortgage, can the wife sell the house after she becomes the sole owner and title of the house?

If the ex-husband signs over the property deed to the ex-wife, she will become the sole owner of the property. She can sell the house even if the mortgage is in the ex-husband's name. In such a situation she will have to satisfy the mortgage lien first before selling the house. If she cannot pay off the mortgage in full, the lender will not allow her to sell the property.
