I hear plenty of people saying its possible to get a loan after foreclosure. I foreclosed 2 1/2 years ago. I am offering to put 50% down and have still been denied by every lender in the book. Question #1, why did we give the banks billions of dollars to just sit on it instead of giving an across the board relief to people, My real question: does anybody know of an actual bank I can try to get a loan through??? Because I cant find one.
I believe most agency's like FHA, USDA and I think even Fannie Mae require 7 yrs since last foreclosure if not mistaken.
I appreciate your feedback, but even just for individual lenders? People everywhere talk about loans much sooner than that. FHA is three years. But SOMEONE will give me a loan. I just wanted to know if anyone knew of a subprime lender for me???

There aren't anymore subprime lenders. The soonest you'll be able to purchase a home is with VA or FHA, and they require 36 months seasoning, without any lates on anything.
