Transfer the deed to my daughter

My name currently in the Mortgage, The deed is on my name and my wife's name, If I deed it to my daughter, What happen to the mortgage? Are they call the whole loan due?
the daughter will have to refinance the loan in her name. if she does not do so, then the lender can call the mortgage due.
