lieu of deed and 2nd mortgage

We are trying to do a DIL and are working with our first leander. We have a second and the first lender sent us this.
We are willing to pay $1369.38 to release there lien. If RTR are willing to accepted please provide letter of release. Please be advise per our previous conversation the max the bank is willing to paid is 6% of UPB and if they do require more to release you will need to contributed to them. Thank you
Do we call them and ask if they will take that amount? We owe 22000. I am disabled and my husband does work. We dont have a lot fo money to apply to the second. Should we try and get a lawyer? :(

you should contact your second lender and let them know about your financial situation and the first lender's offer of deed in lieu of foreclosure. you should negotiate with them so that they offer you an affordable payment plan to pay off the dues.

hi susan. thanks for the quick response. i am the one who ask you about lieu of deed last night. how to deal with our second mortgage. i am also disabled. i do have my retirement monies which i am saving for when i have surgery. it is !0000. the second is in my husbands name only. should i move that to my own account? i am not sure if we need a lawyer. i am so anxious. we thought this was covered in our bankruptcy two years ago. we moved out like our lawyer told us to, then we never heard of this company till we were coing the lieu of deed. please help
